| Perched atop a knoll overlooking
thousands of acres of pristine irrigated ranchland with the entire San Juan Mountain Range
in dramatic full view, the Little Papoose simply cannot be reproduced. Its improvements,
including Main Residence, Boys' Lodge, Girls' Lodge and rustic stable, comprise nearly
20,000 square feet. No attention to detail was overlooked with regard to its finish.
Random width mesquite flooring, hand forged hardware, massive clerestory trusses and free
form pool with waterfalls are but a few of the property's amenities. |

|
The residential portion of the
property includes nine spacious bedrooms, nine exquisitely appointed baths, four powder
rooms and an even dozen massive rock fireplaces. Nearly 2/3 of the ranchland is irrigated
via excellent water rights. The lake, teaming with Cutthroat, Rainbow and German Brown
Trout is but a few minutes walk from the primary residence. |
| The impressive kitchen adjoins the dining room and features long
granite counters, a hammered copper island and a table for ten. A fireplace at the far end
of the room is flanked by an indoor barbecue grill. Appliances include two Sub Zero
refrigerators and ice maker, a built-in Bunn double coffee maker, Asko dishwasher, Viking
eight burner range with double ovens, Thermador bread warmer, Gaggenau pizza oven and
Kitchen Aid trash compactor and microwave oven. An office with powder room connects the
kitchen to the oversized garage. |
| A den is located between the
living room and the master suite wing. The den is complete with fireplace and wet bar.
From the den, a window-lined cat-walk with copper ceiling leads to the master suite. An
elevator to the lower level allows access to a work-out room and walk-in closet-sized
fireproof safe. The master bedroom features a grand arched window focused on the Sneffels
Range, a stone fireplace, small private deck and hidden television in the floor at the
foot of the bed. The walk-in closet wraps around the master bath and offers extensive
built-in compartments for shoes and accessories. The bath includes a Kohler jetted tub, a
double steam shower with granite floor, bench and back wall. The remaining three walls are
glass to afford a view of the Sneffels Range while showering. A wall of mesquite cabinets
is home to two sinks set in separate granite counter tops. |
